What happens if I view a property I would like to rent ?
  You pay a non refundable administration fee of £100.00 incl VAT and the property will be held whilst we obtain your references.
   
What references will I need?
  Bankers, employers and previous Landlords references for all tenants and guarantors.
   
Will I need a guarantor?
  If you are aged between 18 and 25 you may need a guarantor and there is a fee of £50.
   
What sort of tenancy will it be?
  An Assured Shorthold Tenancy, initially for a six month period and which is binding upon the landlord and the tenant.
   
What happens if I am sharing the property?
  In a shared tenancy, all signatories to the agreement are jointly and severally liable for payment of the rent and all other matters relating to the tenancy.
   
What else will I have to pay before I can move into the property?
  The first months rent plus a deposit equal to one months rent plus £100.
   
How will I then pay the monthly rent?
  By Bankers Standing Order.
   
What other services will I have to pay for?
  All charges for electricity, gas water, telephone and council tax. The Landlord insures the property, tenants are responsible for insuring their own furniture and personal possessions.
   
What will I be responsible for?
  Keeping the property clean and tidy. Looking after the garden and cutting the grass. Making good any damage caused by the tenants or their family or visitors.
   
Does the Landlord visit the property?
  On behalf of the Landlord, we make quarterly inspections by prior arrangement.
   
What happens at the end of the tenancy?
  When you have vacated the property, we check it for any damage, that it has been left in good and clean condition and ready to be relet.
